April Construction Update

Chief Sealth Construction

Last month, March 2009, saw the completion of much of the pre-work construction at Chief Sealth High School. This phase included hazmat abatement, structural reinforcing, demolition at the Chief Sealth site and the installation of a new mechanical system including new boilers.

This month, April 2009, the remaining building pre-work construction, in addition to the gas and water lines, are scheduled to be completed. April will also see the beginning of preparation for mobilizing for the next phase of construction, which includes the modernization of Chief Sealth, the construction of the new Galleria and the new Denny Middle School.

As a parent or neighbor of the school, you may be impacted by the sights and sounds of construction. Seattle Public Schools and Chief Sealth High School thank you for your continued support and understanding during construction.

Chief Sealth High School PTSA Presentation - April 9th, 2009

Chief Sealth PTSA Presentation

Robert Evans, the Project Manager for the Chief Sealth High School & Denny Middle School construction project presented at the Chief Sealth High School PTSA meeting on April 9th, 2009. Robert showed photo slides of the pre-construction work that has been completed at Chief Sealth (see the March Chief Sealth Construction Photo Gallery) and talked about the work that will be completed in the next phase of construction. Robert also gave the group an overview using slides of the design process and final design for the redevelopment of the former Denny Middle School site.

Coming up in April

Most of the structural reinforcement is complete, so April will see the start of new structural construction for the addition. From Wallingford Playfield you’ll be able to see the new steel skeleton for the central atrium forming day by day - new columns will extend all the way up to the new roof line, followed by the steel beams spanning the commons atrium which will eventually support the commons skylights. Other work - floor infill, framing, plumbing and electrical installation - will continue inside the historic building.

February and March - structural reinforcement, windows, and classrooms...

To bring the building up to modern structural code and to prepare for additional classroom space, the contractor has been reinforcing existing concrete walls and adding additional walls. Together, these stiffen the building to resist damage from earthquakes. As the structural reinforcement is completed, new structural steel is added for additional bracing and as framing for new floors.

The historic windows have been completely refurbished, repainted, and weather stripped, and most have been reinstalled in the building. Some windows will remain filled with plywood as these will occasionally be required for delivering materials inside of the building. Now that the windows are back up keeping the inside of the building dry, the contractor has also begun framing for the new classrooms inside the historic building, starting on the third floor.

Why the really big holes in the ground?

On both the Densmore and Woodlawn sides of the building, there are excavations for new air relief pits. The heating system in the building is designed so that it keeps each room under positive pressure (eliminating the chance for any drafts). Because of this, a way for air to be flushed out of the building is necessary to keep pressure from building up in some circumstances. The concrete structures on the side of the building are in fact connected to the series of tunnels underneath the building that will house most of the heating and cooling system - by the end of construction, they will be covered with metal grates and surrounded by landscaping.

May and after...

The contractor will erect the steel frame for the interior commons, construct the structure for the additional classrooms at the north side of the building, and reroof the entire building at the same time the skylights are installed. Construction of the new gymnasium will begin later this spring, and the new play court construction will begin in early 2010.

Project 1 - The new Library/Arts addition

As of the end of March 2009, the new concrete slab and concrete columns have been poured for the new addition. Structural steel was erected and metal roof decking was installed.

This April, the renovation portion of the new Library and Radio Station continues with installation of roofing and rooftop mechanical units. Ductwork and piping is being installed inside and will continue through the month. Walls are being framed, and later in April, look for construction work to start on exterior windows and the curtain wall, along with interior drywall work.

Renovation work on the Women's PE Locker Room, adjacent shower and new bathrooms will continue throughout the month. Work on masonry block walls will begin and proceed through mid-April.

Project 2 - The Renovation

The project team is continuing the design of Project 2, which is the renovation of the main building including the offices, academic core, cafeteria and commons, and athletic facilities. Design is approximately 85% complete and the architects are completing the design for the last drawing release for construction. We have also completed design for additional portable classrooms and are preparing for summer moves for the next phase of construction.

South Shore School
April Construction Update

South Shore Construction

As of the end of March, 2009 exterior steel erection is 100% complete. The exterior window frames are now 99% complete as is the exterior decking.

This month, April 2009, work will continue on the application of exterior finishes as well as construction of the interior steel framing of walls.

Other construction work that will take place in April includes the continuation of:

  • Mechanical, electrical and plumbing rough-in
  • Interior walls sheet rocking
  • Painting of the interior walls
  • Ceilings installation
  • Bathroom ceramic wall tiling
  • Installation of the classroom cabinetry

South Shore PTA Meeting, April 8th, 2009

Dan Brown, the Project Manager for the South Shore School building project, gave a brief photo slideshow presentation to the South Shore New School Parent Alliance Group on April 8th, 2009. The slideshow showed the construction progress that is taking place inside as well as outside at the construction site.
